Sol y Lomas House

The house sits near Arroyo Chamiso in the Sol y Lomas neighborhood in Santa Fe, NM. A flood influenced the owners to consider a drastic update. The goal was to open the layout of this Stamm home and fill it with light. Due to the flood we had to address mold mitigation and water damage.
The kitchen was original including all appliances. A total kitchen gut was needed along with removing three non load bearing walls. The existing family space was also addressed. To maximize space in the family room an entertainment center was built into the adjacent garage wall. An additional patio door was added to bring in more light and help with circulation to the back patio. A skylight over the kitchen island provided ample light for a regularly used work surface.
Connecting the main kitchen / dining / living space to the rest of the public areas was key. Opening up the wall between the dining area and sitting room drastically improved the space. The sitting room was dark and separated. A larger beam and a low wall enabled us to draw in more light while visually connecting the spaces. The low wall provided wall space for furniture maintaining the integrity of the sitting room.
The arroyo and site drainage issues are currently being investigated with the help of a civil engineer and surveyor to correct the original flooding problem. This along with exterior improvements will be addressed in Phase 2 currently under way.
